Downtown Chesterfield: Sneak Peek at Our Future Urban Hangout
Exciting things are happening in Downtown Chesterfield! While the grand staircase design is still in the works, the project is moving forward with the green light on the site development concept plan. This plan gives us a sneak peek into the future of the area, which will be developed in phases, according to Alyssa Ahner, Chesterfield's senior planner.
TSG Downtown Chesterfield Redevelopment LLC is behind this ambitious project, which will transform the area into a bustling hub with a high-rise office, hotel, retail, and residential spaces, all centered around a beautiful 3.3-acre park. Imagine hundreds of shops, restaurants, corporate offices, and thousands of residents enjoying an urban lifestyle just south of Interstate 64 and east of Chesterfield Parkway.
A five-story parking garage is part of the plan, conveniently located just northwest of the park. It will have entrances on Green Boulevard and Downtown Chesterfield Boulevard, making it easy for visitors to access.
One of the coolest features is the proposed grand staircase, which will connect Downtown Chesterfield to the park and other amenities. This 20-foot-wide staircase will be well-lit for safety and visibility, making it a welcoming path for everyone, including those heading to the amphitheater.
The street design is also getting a makeover, with landscaped islands, street trees, and cool furnishings like benches, planters, and bike racks. Sidewalks along the main streets will be wide enough for developers to add patio seating or open spaces, creating a lively atmosphere.
Streetlights will have a cohesive look throughout the development, and there are plans for two roundabouts—one at Clarkson Road and another along Chesterfield Parkway. Key intersections will be raised slightly and feature decorative pavers, adding a touch of elegance.
Pedestrian paths are also in the mix, making it easy to explore the area on foot.
At a recent Planning and Public Works Committee meeting, the plan was recommended for approval with a condition: the grand staircase design needs a redo before the first municipal zoning approval (MZA) is issued. This step is crucial before building permits can be pulled from St. Louis County. The City Council agreed, giving the project a thumbs up at their December meeting.
